For the first time in a while, a Venice resident's fall calendar has two gravity wells instead of one. Centennial Park still owns October, the way it has since 1973, and the Island still gets the parade. But roughly seven miles south, Downtown Wellen just added 44,000 square feet of shops and restaurants that were not open the last time you drove past.
The interesting question this fall is not which pole wins. It is what happens to your weekly routine when both are running at full volume in the same twelve weeks.
The two poles, side by side
Fall in Venice used to be a single-axis affair. You planned around Centennial Park, Venice Avenue, and the Airport Festival Grounds, and you filled in the rest. The Phase II openings at Downtown Wellen shift that math without displacing the anchors.

None of this is speculative. The 2026 community events list published by Venice MainStreet locks the Island calendar down through December, and Wellen Park has confirmed its Phase II tenant roster is 100% leased.
The Phase II openings, in the order they hit your week
Downtown Wellen's second phase is two mixed-use buildings designed by Trapolin-Peer Architects, the same New Orleans firm behind the existing office building on Wellen Park Boulevard. Ground floors are restaurants and retail, upper floors are professional offices. Merchant openings have been staggering in through spring and summer, with several more still to come this fall.
Read them by daypart rather than by category, and the shape of a resident's week starts to make sense:
- Morning. La Maison, an authentic French patisserie, is the new breakfast option, with fresh breads and pastries. Foxtail Coffee already anchored the espresso side of Phase I.
- Midday. Grain & Berry, a Florida-based regional chain with more than 30 locations, brings açaí bowls, toasts, vegan flatbreads, juices, and smoothies. Slot it against the existing Villani & Co. lunch pattern.
- Late afternoon and dinner. Easy Does It Comfort Kitchen from Massachusetts chef Spiros Stogiannis is aiming for a laid-back Americana vibe with smashburgers, sandwiches, and his signature "monstah" tater tots. Agave Bandido, a Mexican kitchen and tequila bar led by owner Matthew Baum and COO Matthew Faul, is targeting September 1 at 19830 West Villages Parkway. It is the concept's fifth location.
- After dinner. Seaside & Co., from Keelie Bloom of Seaside Chic Boutique in Downtown Venice, pairs a coastal boutique with a wine bar called Gather, now partnered with the DiBacco wine brand.
- Weekday habits. Club Pilates opens with co-owner Peter Kilkullin focused on steady progression rather than intensity. Woof Gang Bakery & Grooming, run by locals Jim and Dolores Beckman, handles gourmet treats and grooming. Hudson Square Boutique, founded by Wellen Park resident Danielle MacConel, offers women's resort wear.
- The dog. Fetch Dog Park is a two-acre fenced space adjacent to downtown, featuring canine agility equipment, jumping rings, a tunnel-topped mound, and two shade structures.
That is a full daypart rotation without leaving one parking lot. Which is precisely the point Rick Severance, president of Wellen Park, has been making publicly: this phase was curated with resident feedback in mind, not tourist foot traffic.
The October weekend that decides your fall
If you have to pick one weekend to plan around, pick October 16 through 18.
That is the 53rd Annual Sun Fiesta at Centennial Park, organized as always by the Women's Sertoma Club of Venice. Friday runs 5 to 8 p.m., Saturday opens with the funny bed races at 8 a.m. followed by the parade at 10 a.m. down Venice Avenue, and Sunday closes at 6 p.m. Free admission and free parking, which sounds unremarkable until you compare it to almost every other festival in coastal Florida.
Sun Fiesta funds Women's Sertoma Club scholarships and community grants. It has run continuously since 1973, with one interruption last cycle when hurricanes Helene and Milton pushed the 2024 edition into January 2025. Back on schedule this year.
The Miss Sun Fiesta Pageant winner receives a $1,000 scholarship, and a separate $1,000 scholarship is awarded through the Sun Fiesta Idol Contest on Sunday afternoon.
Two weeks later the same park hosts the Halloween Strut on October 31 from 4 to 6 p.m., organized by Venice MainStreet with the Venice Lions Club, and the 38th Annual Downtown Venice Art Festival takes over Venice Avenue that same weekend into November 1. If you live on the Island, the last two weeks of October are effectively booked.
The Wellen side does not compete with any of that. It absorbs the overflow. A Saturday morning at Sun Fiesta bed races and a Saturday evening at Agave Bandido is a workable itinerary, not a scheduling conflict.
November compresses harder than you remember
Once the art festival wraps, the calendar tightens. Here is what actually lands in November:
- November 7 — Vets Rock the Gulf Coast at Centennial Park, 5 p.m. onward.
- November 12 — Let's Go Senior Expo at the Senior Friendship Center in Venice.
- November 21 — 6th Annual Grilled Cheese Festival at 18800 West Villages Parkway, 11 a.m. start. Same evening: Venice Nights Market & Music at Maxine Barritt Park, 5 p.m.
- November 27 — Mayor's Hometown Christmas at Centennial Park, 5 to 7 p.m.
- November 28 — Small Business Saturday downtown, followed by the Venice Holiday Parade, always the Saturday after Thanksgiving.
Then December opens with the Christmas Walk on the 3rd, the Venice Christmas Boat Parade on the Intracoastal on the 5th at 6 p.m., the Grand Chanukah Klezmer Festival at Centennial Park on the 6th, and the 11th Annual Glow Ride on the 12th, which ends with an after-party at the Venice Airport Grounds.
If your out-of-town family visits any time between November 20 and December 15, you effectively have a fully programmed schedule waiting for them without booking anything more than dinner.
Two loops worth trying this fall
Rather than treating the two poles as competing options, plan them as a rotation. Here are two that work in practice:
The Island loop, Saturday
Farmers market on Tarpon Center Drive in the morning, walk to a Venice Avenue lunch, then Centennial Park for whatever weekend event is running. End the day at Sharky's on the Pier or Dockside Waterfront Grill. This is the resident's default. It still works.
The Wellen loop, Sunday
La Maison for pastries, a lap of the Grand Lake three-mile trail from The Landing fishing pier, Grain & Berry or Villani & Co. for a late lunch, then Woof Gang for the dog and Fetch Dog Park to burn energy off before dinner at Easy Does It or Agave Bandido. Seaside & Co. for a nightcap.
Rotating weekends between these two loops is how you actually use fall 2026. Doing one and not the other means missing half the year.
What is not opening until 2027
Setting expectations honestly matters. Not every announced piece of Downtown Wellen is live yet. The Wellmar, a 148-room Marriott Tribute Portfolio hotel with a rooftop bar, event spaces, and lake views, is now targeted for 2027 rather than this fall. Benderson Development's planned 500,000-square-foot mixed-use destination at Tamiami Trail and West Villages Parkway is further out.
For fall 2026 that means Downtown Wellen still feels intentionally smaller than a regional mall. You can park once and walk the whole thing. That will change. It has not changed yet.
The through-line, if you want one: this is the first fall where Venice residents have a genuine second neighborhood to fold into a weekly routine without giving anything up on the Island. Sun Fiesta still runs. The boat parade still runs. The Klezmer Festival still fills Centennial Park in December. Downtown Wellen simply adds a set of daily-life anchors that did not exist in October 2025, and it makes the fall calendar denser than a lot of much larger Florida cities manage.
